Managing an STR business is significantly different from long-term rental property management (LTR PM), hotel operations, and even traditional vacation home management. Understanding and applying STR management best practices can limit liability, improve code compliance, maximize resources, and increase profitability. As STR owners and managers expand their portfolios across multiple units and locations, the workload can increase to unprofitable levels without effective management tools, accurate terminology and procedures, better systems, and the right internal staff and external teams. Hosting in varied markets, including international investment, increases the need for more education. The STR/VH industry has changed dramatically due to social changes and accompanying disruptions and innovations. Communities and hosts have felt negative effects from this evolution because misconceptions fuel disruptive behavior by operators and vendors who lack the experience and knowledge to recognize that they are using dangerously incorrect and costly management practices. Additionally, policy changes haven't kept pace with the evolving challenges and benefits, keeping this social change from stabilizing into a positive social norm. Owning or managing STRs cannot be done remotely or considered "passive income." STR units must be designed, maintained, monitored, governed, and managed properly.
